What is Property Media and why does it matter for my listings?

Will my Matterport tour show on Zillow?

Not currently. Zillow and Matterport's parent company (CoStar) are in a dispute, and Matterport tours have been removed from Zillow since October 2025. Your tour still works on MLS, Realtor.com, Homes.com, and your own website — every major platform except Zillow. For Zillow specifically, the listing video and floor plan cover the gap (both display natively on Zillow). This is why most brokers go with the bundle instead of standalone tour.

How does AI search affect my listings?

Real estate platforms are integrating AI search faster than the broader industry. Zillow's ChatGPT app, Realtor.com's ChatGPT search, and Redfin's AI tools all launched between October 2025 and March 2026 — and they surface listings with rich structured data (3D tours, floor plans, video metadata) more often than listings with photos alone. Google AI Overviews and ChatGPT also pull from these listing sources. The shift is early but accelerating — listings with full Property Media are positioned for the AI-search era. Listings with photos only become harder to find as AI search adoption grows.

What size listings is this best for?

Property Media works on any listing size, but the value proposition is strongest for: listings priced $500K and above; listings that take more than two weeks to pend; listings expected to draw out-of-area buyers (Vancouver BC, Seattle, California, Arizona retirees); and larger homes where buyers want to understand layout before visiting. For fast-pending hot listings or sub-$400K starter homes, standalone Matterport may be enough.

Will Property Media help me win more listings?

Can I see examples before committing?

Active and recently sold listings span Bellingham and surrounding Whatcom County. For listing video samples, the portfolio is currently being built — ask about being featured.

What if I just want one piece, not the bundle?

Every service stands alone. Matterport tour starts at $200, listing video is $250 flat, floor plan is $49. The bundle saves $99 because most brokers end up wanting multiple pieces — but if you only need the 3D tour, that's fine.

When should I book my shoot?

Best practice is to book the shoot once staging is complete, photography is done, and the property is clean. If your timeline is tight, I can shoot the same day as photography — just call to coordinate. For listings in renovation or major repair, we usually wait until the work is finished so the tour represents what buyers will see.
